Tips for a Quick and Accurate Appraisal...
Information Required:
- Purpose: Why you desire the appraisal and what it is to be used for.
- Date needed
- Has the property been listed for sale in the past 36 months? (amount, agent)
- For income properties: copies of leases and the income and expenses for the last two years
Have copies of as much information available about your property as possible:
- Purchase Agreement / Sales Contract
- Previous Appraisal
- MLS Listing
- Building Inspection or Home Inspection
- Tax Bill or Statement (and any special assessments)
- Mortgage Information (company, date, amount, type, interest rate, etc.)
- Deed
- Survey
- Building Plan
- Blueprint
- Floorplans
- List of Improvements
- List of Known Recent Sales Nearby
